Planned Maintenance – The Energy Savings Plan provides scheduled service care to maintain the operating efficiency of your air conditioning system and minimize the probability of expensive repair bills. The following planned maintenance will be periodically performed during normal work hours on your covered Air Conditioning and Heating System.

System Inspections – Your system will be inspected THREE times annually with a written report provided. The THREE inspections are The Cooling Maintenance Tune-up, The Heating Maintenance Check, and The Annual Major Maintenance.

Cleaning – Exclusive of air filters & ductwork, all accessible components will be cleaned as required for efficient system performance.

Lubrication – At each system inspection, equipment components will be lubricated, if required, at that time.

Cooling Tune-Up (May)
  • Check air filters and clean
  • Check for adequate refrigerant charge
  • Check voltage
  • Check condensate drain
  • Inspect compressor contacts
  • Check thermostat
  • Check capacitors
  • Check relays
  • Check vibration and noise
  • Check running and starting amperage
Heating Light-Up and Safety Inspection-Gas Heat (October)
  • Inspect burners and clean as required
  • Inspect flue pipe and draft diverter
  • Check air filters
  • Check for gas leaks
  • Check pilot and clean as required
  • Check safety pilot
  • Inspect heat exchanger if accessible
  • Check thermostat
  • Check gas valve
  • Check for combustible material on or near the furnace
Annual Professional Cleaning and Maintenace (February)
  • Remove furnace burners and clean if necessary
  • Inspect heat exchanger for cracks or holes
  • Check gas pressure at the furnace
  • Remove and clean blower wheel as required
  • Check blower motor and lubricate if necessary
  • Inspect evaporator, to clean must be accessible
  • Clean drain pan and clear drain lines
  • Clean condenser coil
  • Check condenser motor and lubricate as required
  • Tighten electrical connections
  • Check fan control for proper adjustment
  • Check limit safety switch
  • Check performance and operating efficiency of heating system
  • Check air filters and clean
